Screening & Acceptance Criteria


Application Fee: An application fee of $50 is required for each applicant
**Application fees are non-refundable, regardless of the reason.

Income: Applicants must have an income no less than 3X the amount of the rent for which they are applying. Applicants must provide proof of all income in which they are using to qualify for the property. Copy of Valid Photo ID required.

Credit Check: Required credit scores are dependent on property rent amount. All credit checks will be reviewed by a Credit Manager for approval.

Tier 1: Rent $700 and below- 575 credit score - At least 60% accounts in good standing. No more than 5 accounts in poor standing.

Tier 2: Rent $701 - $1,200- 625 credit score - At least 60% accounts in good standing. No more than 5 accounts in poor standing.

Tier 3: Rent $1,201 - $1,500- 675 credit score - At least 75% accounts in good standing. No more than 5 accounts in poor standing.

Tier 4: Rent $1,501 and above- 720 credit score - At least 75% accounts in good standing. No more than 2 accounts in poor standing.

Criminal Background Check: A national criminal and sex offender search will be conducted on all occupants 18 years and older. Automatic denial for a felony or serious misdemeanor conviction in the last 7 years.

Sex Offenders: Applicants whose name and DOB match the registered sex offender database will not be considered for tenancy.

Evictions: Applicants cannot have had an eviction in the last seven (7) years.

Social Security Number Fraud: Applicants caught using a social security number not belonging to them will be automatically denied.

Bankruptcies: All bankruptcies should have been discharged at least 24 months prior to the date of the application. Bankruptcies with a discharge date of fewer than 24 months will be reviewed by a Credit Manager.

Foreclosures: An applicant who has had a foreclosure in the last two (2) years will be considered, but would be required to pay a deposit equal to one month's rent.

Judgments: Applicants with legal judgments against them in the last five (5) years exceeding $1000, will be denied.

Property Management Debt: If an applicant has an outstanding debt with another property management company in the last seven (7) years, the applicant may still be considered upon proof of payment of all outstanding Landlord Debt.

Roommates: ‘Roommate’ is defined as any individuals sharing tenancy but are not legally married. Any adult over the age of 18 that is unmarried is required to fill out a separate application and pay a separate security deposit. Exceptions to paying a separate security deposit would be an adult child in school or an adult family member (grandparents, parents, children, etc.). Immediate family members over the age of 18 are still required to fill out a separate application and pay the application fee. Roommates are considered upon owner approval. Each roommate must make 3X the amount of the rent, pay an application fee, and pay an individual security deposit if approved for the property.

Providing Incorrect Information: Applicants who supply incorrect information that results in rerunning of an application will be assessed a $20.00 reprocessing fee.
