If you have a question about our company policies, we first ask you to review your TAA lease. Your lease covers most common issues that you can easily determine what you are allowed to do or what you are not permitted to do.

After Hours Emergencies: Please call (254) 317-9442. When you call, leave a message with all of the following: your name, address, phone number, and a detailed description of the emergency. You will then be contacted by someone from our office or the maintenance vendor.

Maintenance Work Orders

Lone Star requires all maintenance requests to be in writing. For the fastest response, submit your work order through your tenant portal. Using the portal will give you access to the status of your work order once it is assigned to a vendor. If you don't presently have access to your tenant portal, please contact our office for assistance in setting one up.

Maintenance Tips

 
  • Prompt Scheduling & Faster Service. Turn in your service request before 12:30 p.m. to receive quick and timely service.

  • Be Detailed. Include the complete details of your service needs so that we can bring the proper tools and supplies and complete the job during our first visit.

  • Dishwashers & Disposals. Run your dishwasher at least once a month and your garbage disposal at least once a week in order to keep them functioning properly. Only use dishwasher soap in your dishwasher. Using dish soap will cause it to overflow with bubbles and water.

  • Running Toilets & Dripping Faucets. Avoid allowing your toilet to run and faucets to drip to keep your water bill low.

  • Change Filters Monthly. To keep your air conditioner and heater working efficiently and properly, clean or change the filter every month. For replaceable filters, use the correct size, which is usually marked on the side of the old filter. You can purchase new filters at Walmart, Home Depot, or Lowes. Keeping the filter clean will also reduce the cost of your utility bill.

  • Air Conditioning or Heating Not Working: Please clean or change your filter first. Also, check your circuit breakers to make sure that none of them have tripped. The best way to check the breakers is to turn all of them off and then switch them back on. If your problem continues, then submit a work order.

  • Jammed Garbage Disposal. Please check the reset button on the bottom of the disposal by pushing it in. If you have an Allen wrench, try turning the blades from the bottom of the disposal. Do not attempt to put your hand or any tools inside the disposal.
